The following are directional guidelines within planned developments.

  • Qualified onsite sales personnel for the most part are great to deal with, but they work for, and represent the interest of the builder/developer/owner and hold their interest above others.
  • Having me as your Realtor can point out things that the onsite sales personnel did not, and can guide your decision to the best choices.
  • Usually, a buyer will be required to put down 10% to 20% of the purchase price as a deposit with the remaining due at closing (when the property is ready for occupancy).

  • Completion dates estimated by the developer are estimates and not guaranteed.
  • When buying a condo new construction, a buyer has 15 days from the date of contract signing or the date they receive condominium documents, which ever is later, to change their mind for a full refund.

  • The developer is in control of the decision making process for the condo associations and/or home owner associations within the development, until such time the number of closings reach a certain level. At that time, the association is turned over" and owners will elect their own board to the associations.

  • Most new properties will come with a one year warranty on original problems, repairs and defects.  I recommend a professional inspection before closing.

  • Inventory Pricing - Homes that have been built ahead of the buying curve, and the builder has inventory ready to close and be occupied. This is usually the best pricing, Realtors get list updates and can update for several communities.

  • Custom Build to Suit- Using custom builders to build from your plans or theirs on lot or land.

Buying a newly built home provides some exciting options that may not be available to you when purchasing an existing home, such as the ability to choose the exact kitchen cabinets, flooring and even floor plan you want.
But it also creates some additional challenges, including making sure your builder is reputable, the community is sound and your home will be ready when you are.
Use a real estate agent so YOU get a representative in the transaction- the builder does!. Since the Builder pays the commission, it costs a buyer nothing to be represented by a real estate agent, and many builders are happy to work with experienced real estate agents. An agent who regularly deals with builders and knows the local communities will provide lots of helpful information.
Check out the builder. Many home builders have been in the business for years and produce a quality product. However, a few do not. Check review sites, state licensing boards and the local court records to see whether the builder you’re considering has run into any trouble, including lawsuits, complaints with licensing agencies and disciplinary actions by state and local agencies. This is also a good time to talk to previous customers.
Research the community. Before you buy, find out as much as you can both about the area and the subdivision or condo itself. Visit at different times of day, and talk to residents about what they do and don’t like.
